Site Survey
Our team closely examines each prospective project location carefully to determine suitability for use, ADA, environmental issues, configuration, scale issues, MEP requirements and building code requirements. Working closely with your architect or ours as a true team member, and providing them with the best support possible, Innovated Construction is proactive in forecasting potential problems with plans prior to permit submission. Our affiliation nationally and solid rapport with subcontractors as well, gives us the ability to assist the planning team with issues regarding local codes.
Permit Procurement
Time is money! Our team provides turn-key service with respect to obtaining permits and clearing away potential delays due to zoning and building code criteria. Having built throughout the United States, Canada, and Puerto Rico; we have built outstanding relationships with building departments and subcontractors who respect our integrity and knowledge of building codes. Our aggressive approach to permitting will eliminate costly delays that can doom a project before it even starts. Our permit procurement is not over the phone. An experienced permit team member will go to the local jurisdiction and walk the permit through to try and insure it is not on the bottom of the pile and to insure we start a good relationship with the local build code officials. This helps during the construction process as well. We have found through experience that gaining a great relationship with the building official upfront can help during the inspection and C of O process.
Conceptual Budgeting
During the design phase we examine different methods and materials for construction to determine the most economical approach to your project with written reports showing the differences and cost savings so you can better determine what you want. This will save both time and money once building commences. Utilizing our database of cost information in conjunction with our list of qualified subcontractors we will analyze every aspect of your project to determine where inefficiencies may exist and offer innovative solutions if any are found.
Preliminary Scheduling
Utilizing the most innovative tools available in the industry we will show critical milestones for the design and construction team. The reporting process of your site is critical to you, so you can plan accordingly. We understand the importance of this and pride ourselves in being able to schedule these timelines accurately.
Long Lead Time Item Identification
Our team will assist our clients and project team in reviewing project materials and systems to identify all long lead time items that could cause project delays. Our team will pinpoint these and expedite them in the beginning to insure the receipt of materials within tight schedule restraints
Maintenance Programs
Tailored to fit each client’s individual needs, our maintenance department handles everything from changing a light bulb to replacing fixtures. We have in-house maintenance people as well as subs across the nation to make sure wherever and whenever you have the need we can be there quickly. Because we know not all business are open from 9 to 5 our maintenance department is available 24/7 not just for emergencies but for regular maintenance with state of the art equipment ready to go. Our maintenance staff will get to know your stores or buildings inside and out and with their construction knowledge this will insure that if one of your employees call in with just a question, a qualified tech will be able to answer most of their questions with education instead of opinion. We do not use an answering service so when we are called one of our qualified techs will answer the call. Our maintenance department also handles lock smith problems, board-ups, fire and weather restoration.
